THE ELECTRONIC LOCKBOX WILL BE ASSIGNED TO YOUR MLS NUMBER. WHENEVER THE HOME IS SHOWED, I WILL RECEIVE AN EMAIL STATING THE NAME OF REALTOR, THEIR PHONE NUMBER, AND WHEN THEY SHOWED YOUR HOME.

SHOWING INSTRUCTIONS SERVICE WILL BE NOTIFIED FOR SHOWING INSTRUCTIONS WITHIN 24 HOURS AFTER LISTING PRESENTATION.

THE FIRST WEEK OF YOUR LISTING:

DURING THE DURATION OF YOUR LISTING CONTRACT; EVERY TIME WE DO A PRICE REDUCTION ON YOUR HOME, THE BUYER’S AGENTS & BUYER LEADS WILL CONTACTED AGAIN.

FOLLOW UP & CONTACT:

ONCE A WEEK WE WILL SET AN APPOINTMENT TO GIVE YOU AN UPDATE ON THE PROGRESS OF SELLING YOUR HOME & TO DISCUSS THE MARKET CONDITIONS THAT WOULD BE IN RELATION TO SELLING YOUR HOME.

YOU MAY CALL ME ANY DAY OF THE WEEK. IF I DO NOT ANSWER, YOU WILL RECEIVE A RETURN PHONE CALL, THE DAY YOU CALL, AND NO LATER THAN THE NEXT MORNING. (EVERYTIME)

CHECK YOUR EMAIL FREQUENTLY, I SOMETIMES WILL SEND YOU UPDATED INFORMATION VIA EMAIL.

WHEN A PURCHASE OFFER IS DELIVERED:

WHEN I RECEIVE A WRITTEN PURCHASE OFFER FOR YOUR PROPERTY. YOU ARE NOTIFIED IMMEDIATELY.

ALONG WITH THE WRITTEN OFFER, I REQUIRE THE BUYER’S AGENT TO DELIVER A PREQUALIFICATION LETTER FROM A REPUTABLE BANK AND/OR MORTGAGE BROKER.

I CALL THE BANK AND/OR MORTGAGE BROKER TO OBTAIN AS MUCH INFORMATION THAT I CAN RECEIVE, TO GIVE YOU A BETTER OUTLOOK OF THE PURCHASE OFFER.

I READ THE FULL PURCHASE OFFER COMPLETELY SO THAT WHEN WE DISCUSS THE OFFER, I AM ABLE TO ANSWER YOUR QUESTIONS.

I WILL EITHER FAX OR EMAIL THE OFFER TO YOU, & WE DISCUSS YOUR OPTIONS, WHETHER TO ACCEPT OR COUNTEROFFER.



IF A PURCHASE OFFER IS ACCEPTED:

I DELIVER THE ACCEPTED OR COUNTEROFFER OF THE CONTRACT TO THE BUYER AND/OR BUYER’S AGENT.

ONCE ACCEPTED BY THE BUYER, I COLLECT THE FINAL SIGNED PURCHASE CONTRACT AND COLLECT THE CHECK OR CASH DOWN PAYMENT.

YOU RECEIVE A COPY OF ALL DOCUMENTS WITHIN 24 HOURS AFTER ACCEPTANCE, AND A IMPORTANT DATES FORM WHICH SHOWS THE DATES THAT ARE ESSENTIAL TO KNOW, DURING THE SALE PROCESS.

I DELIVER A COPY OF THE CONTRACT & CASH DOWN PAYMENT TO THE ATTORNEY THAT WILL BE DOING THE CLOSING. DOWN PAYMENT HELD IN ESCROW.

ONCE THE DOCUMENTS HAVE BEEN DELIVERED TO THE ATTORNEY, I CALL THE BUYER’S AGENT, BANK, & MORTGAGE BROKER EVERY OTHER WEEKDAY TO GET AN UPDATE ON THE MORTGAGE & SALE PROCESS, RIGHT UP TO THE DATE OF CLOSING.

I MAKE THE ARANGEMENTS FOR THE HOME INSPECTION, APPRAISAL, SURVEYOR, & ANY OTHER PROFESSIONALS THAT WILL BE INVOLVED IN THE SALE PROCESS.

YOU THE SELLER WILL BE NOTIFIED IMMEDIATELY OF ALL UPDATES AND EVERY DETAIL THAT YOU NEED TO KNOW, IN REGARDS TO THE SALE PROCESS THE MOMENT I RECEIVE ANY INFORMATION, BY EITHER PHONE AND/OR EMAIL.

I REMIND THE SELLER, BUYER, BUYER’S AGENT, MORTGAGE BROKER, AND/OR BANK OF THE DATES THAT ARE IMPORTANT FOR THE CONTRACT TO BE EXECUTED PROPERLY.

I ALSO EXPLAIN TO ALL PARTIES IF THERE IS ANYTHING I CAN DO TO MAKE THE PROCESS QUICKER & EASIER FOR AN ON TIME CLOSING I AM AVAILABLE.

YOU WILL ALSO BE UPDATED ABOUT THE CLOSING PROCESS BY THE ATTORNEY DOING THE CLOSING.

2 DAYS BEFORE CLOSING, YOU WILL BE DELIVERED A HUD 1 FORM WHICH WILL SHOW ALL THE DETAILS OF THE DISBURSEMENT OF FUNDS & EXPENSES.

YOU WILL BE NOTIFIED BY THE CLOSING ATTORNEY WHEN THE CLOSING WILL BE, AND HOW THE FUNDS WILL BE DISBURSED TO YOU.
